Must Follow Guidelines for You to Make Investment in Thailand
According to the National Economic And Social Development Board (NESDB) of Thailand, the economy of the country is growing at a fast pace. In 2016, the Gross Domestic Product (GDP) of Thailand has witnessed a record growth of 3.2 % compared to the previous quarter. This surely makes Thailand a lucrative place for foreign investments. However, caution is required to avoid any pitfalls during the investment process. Are you planning to invest in Thailand? Here are a few ways of investments for foreigners:
Investment in Thailand
The most common ways through which foreigners invest in Thailand are through Stocks and Real Estate.
Investing in Stock Exchange
You can invest in Thai stocks through Exchange-Traded Funds (ETF) and American Depository Receipts (ADRs). If you invest through ETF, it will expose you to a diverse general index of the stocks in Thailand. ADRs are certificates that are issued by the American banks, representing the shares of foreign-traded bodies. These two ways are available only if you have an access to the U.S based markets.
However, you can directly invest in Thai stocks. In that case, the two options that are available to you are Stock Exchange of Thailand(SET) and the Market of Alternative Investment (MAI). SET is the primary exchange in Thailand. It has a market capitalization of almost 52 trillion Baht (as of August 2014). On the other hand, the MAI offers a market capitalization of around 6.3 billion Baht which is equivalent to $200 million. If you are living in Thailand and want to purchase shares than register with the Stock Exchange of Thailand.
Investing in Real Estate
Foreigners cannot own property in Thailand (except condominium). Fortunately, there are other ways through which you can invest in real estate.
You can buy a condominium in your name. However, if you want to invest in land or build a house, then you have to obtain a lease of the property. Acquire the rights to the land through a 30 years lease. You can obtain this in the Land department. You can always renew the lease. If you want to construct a house in it, get a construction permit beforehand. This is the only way through which you can own a land and a house in Thailand.
